I don’t know if I want to apply yet. I just have questions about rates and an estimated payment.
We’re happy to help answer any questions we can, however your actual interest rate and payment amount can be very different based upon your individual qualification details. Completing an application doesn’t mean you are committed to get a loan through us. However, it does make sure we can provide you with the most accurate information, estimates, and options.
What should I do before starting a loan application?
Applying for a home loan is simple and should be easily completed with the information you have on hand. A couple of things to prepare for are:
- Two full years of job history (if you’ve had recent job changes, make sure you have information for your prior employment)
- Two full years of residence history (if you’ve moved in the last couple of years, make sure you have your old address(es) ready to provide)
- Your date of birth and social security number. These things are required to review your credit report. This helps a lender know what debts need to be considered in your loan qualification.
- How you earn income, whether your paid hourly, earn commissions, are self-employed or receive income some other way, there may be different documentation necessary to accurately count your income.
I am a first-time homebuyer, and I am not sure if I can qualify for a loan? Should I still apply?
Yes! Completing an application is still the best way for us to see the details to review all options or come up with a coaching plan to help you work toward your homebuying goals.
I am self-employed. Is it difficult for me to get a loan?
We get this question a lot! Especially as “gig jobs” such as driving for Uber/Lyft, freelance, independent consultants, etc. become more and more common. Because those are technically all considered to be self-employed income. We can definitely help you navigate the best way to qualify that income for your home loan – or give you tips on other options.
I am a veteran. Why should I go with your team rather than well-known banks like USAA?
Mortgage banks like USAA, Navy Fed, and Veterans United have done a good job focusing their marketing to make it seem like they are the only good options for veterans and military. However, the VA doesn’t lend directly, and their guidelines for a VA home loan are the exact same for every mortgage lender.
Just like with any home loan, it’s important to trust your lender and have confidence they are considering all options and offering you competitive loan options. Our team has been helping VA borrowers maximize their loan entitlement for years!
I’m not sure what kind of down payment I need. Can I even buy a house?
