Get Pre-approved

Buying a home is one of the biggest investment decisions most of us will ever make. Simply getting “Pre-Qualified” isn’t enough. What if the loan program you’re matched to isn’t really the only option? Does it fit your financial goals? Does it give you the very best loan terms for your purchase or refinance? Let’s chat so we can come up with a custom plan that helps you feel confident in your home loan.

Conventional Loan

While this is the most “traditional” type of home loan, you may be surprised at the flexibility it can offer. The days of requiring a 20% down payment are long gone. Ask us about what low down payment programs you may qualify for.

VA Loan

Many borrowers that qualify for VA home loan benefits are surprised to hear you have a lot of choices in which lender you use. We are a top mortgage lender for purchases and refinances with buyers that qualify for VA guarantee. We’ll help you review your benefits and maximize the value of your entitlement.

First Time Homebuyer

Let’s slow down and make sure you understand all the moving parts of your homebuying process. Our team has years of experience and comes from various backgrounds – so we get it. We’re here to help you understand what to expect in the homebuying process and give you confidence about what comes next.

There are often just as many options and considerations on a refinance as when you’re first purchasing a home. We can go through your financial goals with you to make sure you’re maximizing the value of refinancing your home.

New Construction

When you buy a newly built home, there may be different requirements or even lender incentives. Our team is experienced in new construction loans and also work with many top builders in SW Washington.

Home Purchase

Whether it’s your primary home, a vacation spot, or an investment property, different program requirements may change qualification guidelines and what you need to prepare for. We can help review all of your options and make sure to guide you toward the best option to fit your home loan needs.

All In One Loan

By combining banking functionality with home financing into one dynamic instrument, borrowers may be able to save tens of thousands of dollars and years off their loan. Ask us about this unique loan program

Preparation is key.

Maybe you’re competing against other buyers to try and make your purchase offer look the best? Maybe you’re trying to maximize your buying power? Considering the benefits and risks of buying your first investment property? Simply looking to refinance and want the smoothest transaction possible? Our team will answer all of your questions and help coach you every step of the way!

“I never dreamed of being a homeowner and even thought it was impossible as I was told years ago I no longer had use of my VA loan. I was put in touch with Brian as a lark and to my amazement his team was able to get approval for VA loan.. Through the whole process of getting my home loan him and his team made the whole loan process easier and stress free.. Thanks to everyone who helped I was able to close the home loan 5 days earlier than scheduled. I am now the owner of an amazing house that I never thought I could possibly own and it’s thank to Brian and his team for making it possible and doing all the hard work that needed done to make it possible..”

We call ourselves PNW Loans because we live, work, and play in the Pacific Northwest. That means we don’t get worked up over a little rain, we know all the best hiking trails in the Columbia River Gorge, we’ve dipped our toes in countless inland lakes, and we’ve never met an IPA we didn’t like. From the shore, to the timber. From scabland to grassland. This place we call home is about as diverse and as beautiful as it comes.

If you live in the Pacific Northwest (or want to), we’ll be there for you throughout the loan process. Making sure you get exactly what you need. We’re with you.

Buying a home is one of the biggest investment decisions most of us will ever make. The loans we choose to finance those home purchases can have a big impact on that investment’s long-term performance.

The PNW Loans team knows a lot about mortgage, but trust us, we use that power for good! We’ll never make you feel stupid or push you towards a loan that’s bad for you. We’ll be on your side through every step of the process.

Have you ever worked with someone who seemed to disappear whenever you needed them most? That frustrates us too! We have resolved to do things differently. Call, email, text and we’ll get right back to you!

Our mortgage team lives in the Pacific Northwest and understands its unique lifestyle. That means you can show up to your meetings in your socks and sandals, flannel, or camo and we won’t be fazed.

Some mortgage lenders are motivated by commissions only. That means they’ll try and push you toward loans that pay big for them but won’t be right for you. Our lenders are focused on your needs first and will recommend only the right loans for you.

We’re WITH you

Our team doesn’t work from a call center. We check our texts and messages after hours and on the weekends. You might even chat with us and occasionally hear kids, dogs, or vehicles in the background. This loan is important to you. It’s important to us to. So we work hard to be there for you.

“Brian and Bri guided me through the mortgage process incredibly effectively. They provided clear descriptions of everything that was required with weekly updates of the paperwork status to make sure that everything was on track to close on time. Every inquiry was immediately followed up with a phone call to clearly describe the process and ensure everything was clear. At the end of the process, my escrow agent was even impressed with their performance as they were able to fund my mortgage the same day that we signed the paperwork. Highly recommended!”

Buying a home is one of the biggest investment decisions most of us will ever make. The loans we choose to finance those home purchases can have a big impact on that investment’s long-term performance.

I don’t know if I want to apply yet. I just have questions about rates and an estimated payment.

We’re happy to help answer any questions we can, however your actual interest rate and payment amount can be very different based upon your individual qualification details. Completing an application doesn’t mean you are committed to get a loan through us. However, it does make sure we can provide you with the most accurate information, estimates, and options.

What should I do before starting a loan application?

Applying for a home loan is simple and should be easily completed with the information you have on hand. A couple of things to prepare for are:

  • Two full years of job history (if you’ve had recent job changes, make sure you have information for your prior employment)
  • Two full years of residence history (if you’ve moved in the last couple of years, make sure you have your old address(es) ready to provide)
  • Your date of birth and social security number. These things are required to review your credit report. This helps a lender know what debts need to be considered in your loan qualification.
  • How you earn income, whether your paid hourly, earn commissions, are self-employed or receive income some other way, there may be different documentation necessary to accurately count your income.
I am a first-time homebuyer, and I am not sure if I can qualify for a loan? Should I still apply?

Yes! Completing an application is still the best way for us to see the details to review all options or come up with a coaching plan to help you work toward your homebuying goals.

I am self-employed. Is it difficult for me to get a loan?

We get this question a lot! Especially as “gig jobs” such as driving for Uber/Lyft, freelance, independent consultants, etc. become more and more common. Because those are technically all considered to be self-employed income. We can definitely help you navigate the best way to qualify that income for your home loan – or give you tips on other options.

I am a veteran. Why should I go with your team rather than well-known banks like USAA?

Mortgage banks like USAA, Navy Fed, and Veterans United have done a good job focusing their marketing to make it seem like they are the only good options for veterans and military. However, the VA doesn’t lend directly, and their guidelines for a VA home loan are the exact same for every mortgage lender.

Just like with any home loan, it’s important to trust your lender and have confidence they are considering all options and offering you competitive loan options. Our team has been helping VA borrowers maximize their loan entitlement for years!

I’m not sure what kind of down payment I need. Can I even buy a house?

You might not need to put as much money down as you are thinking! We can help you understand all of your options – from different loan programs to a family gift, we’ll give you the ins and outs of all the ways to qualify.
